Villas, character houses and exceptional apartments, from the Baie des Anges to Cap d’Antibes. A boutique agency working in English, French and Spanish.
Our approach
Between land and sea, every home has a story. We tell it accurately.
Buying or selling on the Riviera calls for discretion, close knowledge of every neighbourhood and accurate information. That is what we bring to every project, from the first conversation to the signing at the notary’s office.
Selection
A selection of properties shown as examples. On this demo website, the properties, prices and diagnostics are fictitious.

Where we work
We work in an area we know street by street: its views, its exposure, its apartment buildings and its planning rules.

Carré d’Or, Mont Boron, Cimiez: period buildings, top-floor apartments and villas on the hills.

A deep natural harbour, an old town of colourful façades and houses facing the sea.

A peninsula of pine woods and gardens, where estates reveal themselves behind tall hedges.

The ramparts of old Antibes and, further south, villas among the pines facing the Lérins Islands.

A hilltop village and a sheltered Belle Époque resort, with some of the widest views on the coast.
What we do
A targeted search based on your criteria, well-prepared viewings, full information on every property and support until completion.
A reasoned valuation, careful presentation, marketing to French and international buyers, and qualified viewings only.
Holiday rentals for your villa or apartment: listing, guest check-in and check-out, coordination of service providers and reporting.

Our method
We prefer to handle a limited number of projects so that each one gets the time it deserves.
Every property is visited, measured, photographed and documented before it is presented. Every buyer is met, listened to and advised before any viewing.
International buyers
Living outside France? We organise your project remotely and explain every step of the purchase in your language.
A shortlist based on your criteria, video viewings first, then on-site visits grouped over a few days.
A written offer, then a preliminary sale agreement, followed by a 10-day cooling-off period for the buyer.
Introductions to mortgage brokers and coordination with the notary, who calculates the exact purchase costs.
The final deed is signed at the notary’s office, usually two to three months after the preliminary contract — in person or by power of attorney.
Yes. There are no nationality or residency requirements to buy property in France. The notary will simply check your identity, the source of funds and, where relevant, your marital property regime.
For resale properties, purchase costs (transfer duties and notary fees) amount to around 7 to 8% of the price; the notary will give you the exact figure. Our fees are shown on every listing and in our fee schedule.
Allow two to three months between signing the preliminary contract and the final deed, giving the notary time to gather documents and the buyer time to secure financing.
Yes, the valuation is free and without obligation. It is based on a visit to the property, recent comparable sales and local market conditions.
Often, yes, but the rules depend on the town and your situation (main or second home, apartment building). A declaration to the town hall, or even an authorisation, may be required: we check these points with you before any letting.
